North Phoenix's semiconductor expansion is moving beyond headlines and into physical development.
Halo Vista's first industrial phase, located near TSMC's North Phoenix campus, is planned to include seven buildings totaling more than 780,000 square feet, with site development anticipated to begin in the fourth quarter of 2026.
The target? TSMC suppliers, service providers, advanced manufacturers, and supply-chain operations.
For buyers considering Cave Creek, Carefree, North Scottsdale, or the I-17 corridor, this is a development worth watching.
Why the Forge District Matters
The first phase will include buildings ranging from approximately 43,000 to 203,000 square feet, with the broader industrial plan contemplating roughly 2.5 million square feet of development.
This comes as TSMC expands its Arizona commitment to $265 billion, including plans for additional advanced semiconductor manufacturing and packaging facilities.
The significance for real estate isn't simply the amount of industrial space being built. It's the workforce and supporting businesses that could follow.
The Three Housing Rings to Watch
Lauren Rosin looks at the potential residential impact through three geographic rings:
Ring One: Halo Vista & Dove Valley Road The closest housing could serve employees and supplier staff seeking proximity to the growing semiconductor corridor.
Ring Two: Norterra, Sonoran Foothills & I-17 Corridor Established communities with convenient access to the employment hub could attract professionals looking to balance commute time with neighborhood amenities.
Ring Three: Cave Creek, Carefree & North Scottsdale These areas may appeal to executives and higher-income professionals prioritizing privacy, larger lots, luxury amenities, and the North Valley lifestyle.
What Buyers Should Watch
The next signal isn't simply another construction announcement.
It's who occupies the buildings.
The mix of manufacturers, suppliers, logistics operations, and other employers will help determine the types of jobs being created—and which surrounding housing markets may experience additional demand.
Buyers should also consider planned transportation and truck routes when evaluating properties near major industrial development.
Bottom Line
Halo Vista's 780,000-square-foot first industrial phase is another sign that the semiconductor ecosystem surrounding TSMC is expanding.
For North Valley buyers, the opportunity isn't about chasing a headline. It's about understanding where the jobs are going, who those jobs will attract, and how that growth could influence surrounding communities.
